GR Langlois (1991) Ltd invited Stephanie to work with Axis-Mason to prepare and manage EIA to inform a planning submission to deliver 200 new affordable homes on the rezoned Samares Nurseries Site.

The redundant glasshouse site, which had become overgrown and included abandoned infrastructure including oil fired burners and reservoirs, required remediation and a careful assessment of environmental considerations to inform the final design.

The location of the site on the low-lying ‘Samares Marsh area’ required consideration of the management of ground and surface waters in the final design.

The EIA process successfully assisted the final design which received planning permission and resulted in the creation of significant landscaped buffer zones around the site, retaining important ecological assets. The cultural heritage of the site, which also had to be managed as part of the construction process, included standing stones which had been apparently buried when the railway line through the site was constructed.

Stephanie identified and helped to negotiate important non-vehicle connections through the site to connect the wider area for pedestrians and cyclists and other non-vehicle transport modes.

Planning permission was granted in 2017, and the development is now part of Andium’s portfolio of properties. 20 of the homes were sold to first time buyers.

The routes through the site are available for the wider community to use and provide the wider Samares area to Le Rocquier School and St Clement’s Primary School to the east, with sustainable transport options.
