Sentinel asked Steedman Planning to revisit an extant planning permission for a very large luxury dwelling set in approx. 12 acres(4.8 hectares) to identify a design to repurpose the site to better meet the needs of the local housing market.

Steedman Planning led and managed the planning strategy supported by Sentinel’s designers to secure planning permission for three bespoke designed dwellings set in an enhanced landscape setting, relying on an existing vehicle access from Les Charrieres des Nicolles.

The brief was requested prior to the recent reform of the Jersey Planning Service. It was important to present a scheme which considered the sensitive landscape setting of the site, its relationships with neighbours (including the National Trust for Jersey), the existing and limited options for making changes to the vehicle access and also addressing new planning policy considerations in respect of managing surface water and foul drainage.

Steedman Planning (supported by Clifton Emery Design) prepared a Landscape Strategy which considered the requirements of Bridging Island Plan 2022 policies, including the protection of sensitive ecological receptors. This included the submission of:

  • Landscape Appraisal and Strategy
  • Woodland Management Strategy
  • Carbon assessment

Steedman Planning managed a complex assessment process and led the design team to deliver updated assessments to secure planning permission following the Planning Application Team delegated decision-making protocols.

Planning permission has been granted for 3 luxury dwellings within an enhanced landscape setting.
